Somerton Court Farm

Conversion of Grade II Listed Barn to provide additional residential accommodation and the creation of a new entrance arrangement.

The barn forms part of a complex of historic farm buildings. The proposals required a very sensitive approach and detailed negotiations with the Planning Authority. Our brief for this project included advising on the principles of possible conversion options, obtaining a forensic archaeological survey to establish to chronology of building activities and the tendering of architectural services.

Identification and assessment of sites for affordable housing

This Somerset wide project for a partnership of public agencies involved the liaison with all public landowners and the assessment of development potential of over 500 sites, including consultation with all relevant bodies such as the Highways and Planning Authorities, the Environment Agency and evaluation of all associated planning designations and policies.

Redevelopment of White Lion Hotel and Old Paper Shop, Langport

This somewhat run down site adjoining the Conservation Area within the market town of Langport required an imaginative approach in order to satisfy the requirements of the planning and highway officers. The resulting permission for 24 residential units and a replacement food and drink premises involved detailed negotiations, the submission of a Flood Risk Assessment (produced in-house) an ecological survey and obtaining specialist legal advice over the existence of rights of way in favour of neighbouring premises.

A Certificate of Lawfulness and subsequent permission for a replacement dwelling at Drayton

A Certificate of Lawfulness and subsequent permission was obtained for a collection of farm buildings in a low lying remote rural area where new dwellings would normally be strongly resisted. This permission was achieved following a preliminary appraisal of the circumstances, followed by a detailed gathering of evidence of residential occupation to substantiate a Certificate of Lawfulness. The subsequent application for a new sustainable timber framed dwelling required detailed Flood Risk Assessments, negotiations with the planning authority and the Parish Council.

Affordable Housing in West Wiltshire

We were commissioned by West Wiltshire District Council to negotiate on their behalf the submission of private finance funded applications on 6 major sites in the District. These large and complex urban sites provided many challenges in terms of urban design, density and layout advice.

Hammick Farm, West Dorset

Permission was obtained for the conversion of farm buildings into a restaurant. This require an exceptional design, together with the production of a detailed business case involving the use of local produce and a traffic impact assessment.

Providing Project Leadership for St Albans City and District Council in the production of City and Rural visions for the entire District

Included preparing the project briefs, tendering the work and managing its delivery. Project Planning for implementation of the Vision followed.

Providing planning and sustainability advice to a community group in South Somerset on the setting up of an agricultural trust to provide smallholdings and low impact dwellings.
